t �� � <br /> 2.3 Mitigation Measures <br /> 1. All development must pay a fee of$1,006.00 per PM peak hour trip to fund system-wide <br /> transportation improvements. For the approximately 607,300 square feet of building space proposed <br /> and divided among seven b•sildings a total traffic mitigation fee of about $524,126 must be paid to the <br /> Ciry prior to issuance of permits. Fees will be distributed among the buildings and adjusted based on <br /> the size and use of the building actually proposed for construction. <br /> 2. Transit routes/schedules and hi�h occupancy vehicle information must be prominendy displayed for <br /> employees at on-site commute information centers and near associated walkways. Preterential parkino <br /> space 'ocations for carpools and vanpools must be provided on all sites. Buildings must incorporate <br /> bicycle and pedestrian amenities such as lockers, shower rooms, and bicycle stands. (SEPA <br /> Transportation and Land and Shoreline Use Policies) <br /> Section 3: EARTH/G�OLOGICALLY AAZAI2DOUS AREAS <br /> 3.1 Threshold <br /> All slopes that are not desi�nated environmentally sensitive may be modified. Major cu!s and fills ���ill <br /> likely occur to make sites suitable for devei.opment. <br /> Sites that are designated environmentally sensitive may be modified only in compliance with <br /> environmentally sensitive areas regulations. Disturbance of environmentally sensitive areas to construct <br /> necessary utilities will be limited to the minimum necessary for construction. <br /> Sites designated as geo]ogically hazardous areas may be modified if upproved by the Plannin�Direcror <br /> based upon review of a geotechnical repon that shows the proposal meets the criteria of Section 37 of the <br /> Zoning Code. The report must show that the modifications will not create a hazard ro the subject property <br /> or surrounding properties. <br /> The EIS does net evaluate Ihe impacts of earth removed from the Suharea and placed on sites outside of <br /> the Subarea. Additional SEPA analysis will be required for placement of fill outside the Sub�uea. <br /> 3.3 Mitigation Measures <br /> Prior to Conswctior <br /> 1. Construction management plans must be reviev:ed and approved by the Directors of the Planning and <br /> Community Development Dep.zrtment and the Er.gineering and Public Services Department prior to <br /> the issuance of permits allowing construction of any facilities located within �0 feet of an <br /> environmentally sensitive area (steep slope, stream, wedand, !andslide hazard area, etc.) and <br /> associated buffer. The construction mana�ement plan must include the following minimum me:sures: <br /> a. Specific erosion controls to be implemented prior to authorizine an1'consuuction activities that <br /> will impact an environmentally sensitive area as defined by[he Citp's en��ironmentally sensitive <br /> area �egulations. <br /> �l <br />
