An cast-west road and utility conncction will bc constructcd through thc sitc from I iardcson to <br /> a planned road in the adjoining Rinker(formerly CSR) property. A fire 11ow capacity of 5,000 gallons per <br /> minute(gpm) is proposed and can be accommodated by the design of the utilities for the project. Thc <br /> division is proposed through a Binding Site Plan process. An em�ironmental review and preliminary <br /> binding site plan were approved on the property in 1999. A few modificalions are proposed to the <br /> previously approved lot layout and roadway location. Specific buildings and access is proposed and a <br /> 5,000 gpm is requested. <br /> The site is cleared and graded in preparation for future de��elopmenL Development of the lots must bc in <br /> confomiance with the Seaway Center Master Plan and Master Landscaping Plan, other Ciry codes and <br /> regulations. <br /> Note: This project is subject to hvo environmental review processes. The proposed division of the parccl <br /> into eight lots, construction of the new roadway, and construction of 607,000 square feet of <br /> manufacturing, office and warehouse space in seven or eight buildings is subject to a Planned Action <br /> Dctertnination review as provided for in Ordinance 2213-97.
