2.3 Mitigation M1leasures <br /> 1. All devefopment must pay a fee of$1,005.00 per PM peak :�our trip to fmid system-wide <br /> transportation impro�:�ments. For the approximately 607,300 square fect of building space proposed <br /> and divided among seven buildings a total traffic mitigation fee of about$524,126 must be paid to thc <br /> Ciry prior to issuancc of pemiits. Fees will be distributed among lhc buildings and adjusted based on <br /> the size and use oC the building actually proposed for construction. <br /> 2. Transit routes/schedules and high occupancy vehicle infonnation must be prominenUy dis�.layed for <br /> employees at on-site commute inforniation ccnters and near associated walkways. Preferential parking <br /> space locations for carpools and vanpools must be proviJed un all sites. Buildings must incorporatc <br /> bicycle and pedestrian amenities such as lockers, shower rooms, and bicycle stands. (SEPA <br /> Transportalion and Land and Shorzline Use Policies) <br /> Section 3: EARTH/GEOLOGICALLY HA'I.ARDOUS AREAS <br /> 3.1 Threshold <br /> r�ll slopes that are not designated environmentally sensitive may be modificd. Major cuts ana fills will <br /> likely occur to make sites suitable for development. <br /> Sites that are designated environmentally sensitive may be modified only in compliance with <br /> environmentally sensitive areas regulations. Disturbance of environmentally sensitive areas to construct <br /> necessary utilities will be limited to the minimum necessary for construction. <br /> Sites designated as geologically hazardous areas may be modified if approved by the Planning Director <br /> based upon review of a gcotechnical report that shows the proposal meets the criteria of Section 37 of the <br /> Zoning Code. Thc report nmst show that the modifications �vill not create a hazard to the subject property <br /> or surrounding properties. <br /> The EIS does not evaluatc the impacts oCearth removed from Ihe Subarea and placed on sites outside of <br /> the Subarea. Additional SEPA analysis will be required for placement of fill outside the Subarea. <br /> 3.3 I�titigation �leasures <br /> Prior to Construction <br /> 1. Construction management plans must be reviewed and ap�roved by lhe Directors of the Planning and <br /> Community Development Department and the Engineering and Public Services Department prior to <br /> the issuance of permits allowing conslruction of any facilities located within 50 feet of an <br /> environmentally sensitive area(steep slope, stream, weAand, landslide hazard area, etc.) and <br /> associated Uuffer. The construction management plan must indude the following minimum measures: <br /> a. Specific erosion controls to bc implemented prior to authorizing any construction activities that <br /> will impact an em�ironmentally sensitive area as defined by the City's environmentally sensitive <br /> area regulations. <br /> ��� <br />
