Based upon the proposed design of the <br /> water system, any devclopment using more than 2.7 gpmJacre has the potential to affect�vater pressare on <br /> other sites. Additional analysis will be requireJ for development proposals with a peak hour demand <br /> aUove 2.7 gpmJacre and/or a fire (low requirement of 3,500 ��m or grcater. The additional analysis may <br /> be as simple as calculations completed by the Public Works Depa;tment prior to a pre-application mceting <br /> on a specific development proposal. The additional analysis must Jetermine how the proposal's water <br /> demand will affect the enlire water supply and distribution system. F'rojects with no additional major <br /> improvements needed and no adverse cumulativc impacts on thc water supply and distribution system arc <br /> covered by Ihis analysis. <br /> An analysis was conducted on the proposed water system. [t was detcnnined diat a fire (low of 5,000 <br /> gallons per minute could be achieved by the existin3 and proposed system. <br /> The 2.7 gpm/acre is an overatl average peak hour demand assumed for plamiing in large arcas such as the <br /> stady area. However, q�ere will undoubtedly be site-speci6c proposals�vith larger demand. Por example, <br /> large irrigation systems can exceed 50-gpn�/acre demand. Other land uscs wiU�demands much lower than <br /> 2.7 gpm/acre, such as warehouses, are assumed to occur to offset the higher demand land uses, resulting in <br /> an overall area wide average of 2.7 gpm/acre. <br /> 8.6.3 Mitigation Mcasures <br /> I. Looped water mains may be reqtiired for somc sites to mect fire Flow requirements and to protect <br /> water quality. Pressurc reducing valves may bz required when looped systems are constructed. <br /> (SEPA Public Services and Utilities Policies) <br /> 2. Developments must construct improvements necessary to provide a wate.r pressure of 40-80 psi under <br /> normal operating conditions as required by Public Works. (SEPA Yublic Sc.rvices and LJtilities <br /> Policies) <br /> 3. Recycling of runoff water Gom bus or truck washing facilities is rcquired. (S�PA Public Services and <br /> Utilities Policies) <br /> -1. New watcr system facilities must avoiu environmentally sensitive areas to die maximum extent <br /> possible. Where water lines must be constructed through environmentally sensitive areas,besi <br /> management practices must Ue followed.
