That attached hereto and inco^porated herein is Exhibit "C" which is <br /> one site plan labeled Community Transit Operating Base, Phase I, prepared by <br /> Kramer, Chin dc Mayo, Inc., and dated (���c��z . Exhibit "C" shall <br /> serve as the basis for the site plan review process in order to develup a final site <br /> plan. <br /> B. Thet Owner agrees that the Owner and/or his design team shall meet <br /> with the City's Plenning Department and ciher interested parties in the early <br /> stages of finel site plan development to ensure that all of the conditions o: this <br /> Agreement have been complied w?th. <br /> C. That Owner agrees that the site olan will be reviewed by the City's <br /> Planning Department to detecmine whether the site plan satisfies the intent as well <br /> r as the requirements of this Agreement. After review, the City's Planning <br /> Department will either approve the site plan or return to the Ownec for revision. <br /> D. That should either the Owner or the City quest�on whether the finel <br /> site plan meets the intent and requirements of this Agreement, either party to this <br /> Agreement may request review by the City's Hesring Examiner. <br /> Section 4: PHASE I ?MPROVEMENTS. That Phase I improvements sliall <br /> be limited to the following: <br /> Use of Structure Stories Approximate Size <br /> Administration Bldg. 1 4,000 squnre feet <br /> Operatiens Bldg. 1 5,400 square feet <br /> Maintenance Bldg. 2 3',000 square feet <br /> Bus Servicing Area 1 5,600 square feet <br /> (inc?uding bus washer - <br /> single lane) <br /> Body ck Faint Shop 2 12,OU0 square feet <br /> r► Storxge Shed 1 500 square feet <br /> Parking S�aces <br /> Automobile 1�i5 <br /> Buses 100 <br /> Other (Maintenance, Venpool, Etc.) 17 <br /> Section 5: PHASE I CONDITIONS. That the Ownzr agrees that Yhe <br /> following eQnditions shall appiy to Phase I: <br /> A. Public Utilities. <br /> � 1. SewEr. Sewer is to be routed thruugh the City's Kasch Park <br /> and thence through an easement obtained from GTE to the <br /> northeast corner of Owner's property. The easemenL shall be <br /> acquired prior to issuance of any construction permits. This <br /> improvement will be provided jointly by the City and Owner <br /> who shall pay a fair share of all costs. The pro rata share shall <br /> be determined prior to the improvement being installed. <br />
