These are lots which arc narrow and deep and need an easement
access option to make three lots. (The easement access option we have now is very
restric:tive,) Easement access has to be 20 feet miriimum, and the frontage required
for an easement is 40 feet.
Ben Newland asked whose standards the easement access has to meet.
Don answered that they are an all-weather surface built to the develper's,
standards.
Marion McCarley asked what the Fire Dept.'s input was regarding access to
residences.
_ _ Don replied that the Fire Dept. has to have a main within 350 driving feet of a
: dwelling and have 20 driving feet of unobstructed easement access.
i ' 8ob Hummel observed that this means there would be no parking on the access way.
Fle believes 30 feet would be better so eople can park there.
Don Wood answered that there will be four parking spaces off-site required for each
lot. .
Marion McCarley and Bob Hummel stated that it might be advisable to state in the
Code that the addresses for these homes be posted on the street.
Discussion Item 2 - Community Transit Site
Art Kos introduced this project, which is comprised of 20 acres east of Airport Road
and west of Kasch Park. The transit operation would obtain access from the north.
Maximum development is for 250 buses.
The appticant is Snohomis'n County Public Transit and the requested action is for a
Comp Plan designation of 20 acres for Planned Indusirial District IP.I.D.) land uses,
to be effective upon annexation to the City; zoning for the entire area of t-'.1
(biedium Manufacturing) and a Concomitant Agreement (Contract), and approval of
a Binding Site Plan for a two-phase Community Transit Operation Base.
V
;i,7'` ?, l7 i ll u
 '' , ,
r,i,R 1983
.. r\rrrr i_'
 '',1, , Q.
