The ^e3idence located on Lot 11, Granada Seaview Eatates, <br /> which abuts Lot 12 on the north, blocks the view from the central ar�d <br /> northsast corner of Lot 12, thereby requiring that any structure on <br /> Lot 12 be built farther to the west than the re2r yard setback allaws <br /> in order to captuce the full view afforded by Lot 12. <br /> Conelusion: This variance Would allow a property right possessed <br /> by other owners in the vicinity. <br /> 3. That the authorization of such variance will not be materially <br /> detrimental to the public welfare or inj��rious to property in the <br /> vicinity or zone in Nhich the property :s located. <br /> Finding: Other Ci.ty departments had no comments on this request <br /> for variance. Granting thSs variance would not ^esult in th� <br /> obstruction of other property o�:^.ers' views in the vicinty due to the <br /> fact that Lots 13, 14, 15, 16 and 23 of fenilworth Hills are at a <br /> higher elevation than Lot 12, and height restrictions imposed by Code <br /> as iiell as restrietive oovenant� limit Lot 12�s roof line to 25 feet. <br /> Conclusion: This variance would not be in�urious to other property <br /> in the vicinity and zone. <br /> 4. That Ehe granting of such variance will nat adversely affect the <br /> Comprehensive General Plan. <br /> Finding: The Comprenensive Plan desi�ates this area as Single <br /> Family Residential, which is the type of develupment proposed by the <br /> applicant. <br /> Conclusion: The requested variance does not: conflict with the <br /> policies of the �omprehensive Plan. <br /> I i NOW, THEREFORE, the Hoard of Ad,�ustment of the City of E��erett does <br /> ; hereby order that the variance to allow a rear yard c: lU f'eet i.as::ead of <br /> � the 25 feet required in the A-S, Single Family Suburban Residential zor:e, be <br /> GRANTED and further require the applicant to meet the following conditions. <br /> 1.
