Storm <br /> drainage facilities will be separate from sewage disposal systems. <br /> Conclusions: A condition should be added to theShoreline Permit to require that all utility <br /> lines.be underground. <br /> Siens: <br /> Findines: Signs are permitted in the Urban Environment subject to the general regulations and <br /> specific regulations in the Urban Environment. All signs must also be in confortnance with the <br /> sign requirements of the Zoning Code, Sign Category B. Where the sign requirements are in <br /> c�nflict, the more restrictive requirements will apply. <br /> Conclusions: Signs on the site must comply wi[h the requiremen[s of the Zoning Code or thc <br /> requirements of the Shoreline Management Master Program, whichever arc more stringent. Signs <br /> must comply with the following requirements: <br /> a. One freestanding sign is pertnitted per lot for eaci�street frontage. (Zoning Code) <br /> b. The general regulations state that recreation facilities shall be designed to take <br /> maximum advan�age of and enhance the natural character of the shoreline area. <br /> The Clare Bridge proposal includes recreation facilities on site for the residents such as indoor <br /> facilities and outdoor gardening areas. However,the facilities are secured to keep residents from <br /> wandering away and do uot take maximum advantage of the shorcline srea. The site is also <br /> separated from the shoreline by 19th Ave. SE/SR 527. <br /> The 19th Ave. SFISR 527 widening project plans and EIS propose and reviewed public shoreline <br /> improvements. Those improvements are required as conditions of the SR 527 Shoreline Permir, <br /> however, the improvements have not been funded ro date. The SR 527 project includes traffic <br /> signals and crosswalks�t the Lake Y.eights Drive and 19th Ave. SE intersection to provide access <br /> to the shoreline parcels. (Exhibit 7) <br /> Pubic access improvements planned for the parcel direcdy across 14th Ave.SE from the subject <br /> site include a shoreline trail and landscaping.
