INFORIMATION FOR �EVELOPER: <br /> The following information is provided for the developer's benefit. These are not SEPA <br /> conditions. Afl requirements are pre(iminary in nature, and are based upon the preliminary <br /> site plan and the ordinances in effect at time of submittal for SEPA review. The proposal <br /> must comp7y vvith all ordinances in effect at the time a complete building permit <br /> appGcation is 61ed, including those not specifically set forth herein. (Exception: For <br /> vec[mg under the Zoning Code, please refer ro Section 44 of Lhe Z•�ning Code). Contact [he <br /> Plai:ning Department for information regarding appeals processes ior the requirements listed in <br /> this document. <br /> 1. A Public Works Permit is required for this project. Detailed c'rawings in accordance <br /> with City Design and Construction Standards shall be submi[ted to the Pisblic Works <br /> Department showing site parking layout, landscaping, utilities, srorm d�'ainage, <br /> temporary construction erosion control, and all required improvements iu ti�e public <br /> right-of-way. Public Works Department approval of these drawings is required prior <br /> to any permits being issued. All improvements shall be completed, approved, and <br /> warranted before Occupancy permits are issued. <br /> Lack of comment on the plans submitted with the application does not constitute <br /> approvat of these plans. <br /> 2. Right-of-way must be dedicated to the City for street purposes on the proposal's 19th <br /> Avenue SE frontage per the most recent design plans per Ordinance 555-78 as <br /> amended. <br /> 3. Full standard haff street improvements are required to Lake Heights Drive, including, <br /> but not limited to, curb, gutter, sidewalk, street widening, and drainage control per <br /> City Design Standards on the proposal's full frontage per Ordinance 555-78 as <br /> amended. <br /> 4. Full standard street improvements are required to 19th Avenue SE, including curb, <br /> gutter, sidewalk, street realignment, transitions, street lighting and s[riping per <br /> Ordinance 555-78 as amended. In lieu of these improvements a fee may be paid of <br /> $200.00 per front foot prior to building permit issuance. <br /> 5. The driveways on 19th Avenue SE must be removed and no direct access will be <br /> allowed to 19th Avenue SE. <br /> 6. Walkways rnust be provided from the development to L.ake Heights Drive and 19th <br /> Avenue SB. <br /> 7. Special charges for connection to the sewer and water cystems in accordance with <br /> Ordinance 1998-94 and subsequent revisions are applizable. These charges are based <br /> on projected water usage and can be substantiaL Th�: Applicant is encouraged to obtain <br /> a copy of the ordinance and determine estimated ch+,rges prior to building permit <br /> application. The actual charges shall be computed by the Public Works Department <br /> per the ordinance in effect at the time of buildmg permit issuance. <br /> 8. Because the site is located within [he Sifver Lak.e drainage basin, a wetpond in series <br /> with a vegetated swale will be required to pro�:ide stormwater treatment. <br /> I <br />
