19. Parking must be per City Zoning Code and Ciry Design and Consuvction Standards <br /> and Specifications. For the 52 beds proposed, a minimum of 26 parking stalls are <br /> required. A minimum of 2 accessible spaces must be provided. <br /> 20. Placement and screening of refuse disposal areas must be provided per Section 39.080 <br /> of the Zoning Code. Garbage receptacles, dumpsters, and recycle bins shall be <br /> provided in all multiple family, commercial, industrial and institutional developmenrs <br /> and shall not be located in a required front yard setback area, or street side setback <br /> area for corner lots. <br /> All garbage dumpsters and recycle bins must be screened from view from the street and <br /> from adjacent properties. 'I'his screening may be dene using dense vegetation or by <br /> placing the dumpster or recycle bin in a structural erclosure. <br /> 21. Any rockeries or retaining walls proposed in required setback areas must be en <br /> conformance with Section 39.150 of the Zoning Code. <br /> 22. Rooftop mechanical equipment, including vents, must be screened per Section 39.040 <br /> uf the Zoning Code. <br /> 23. Building setbacks must be a miuimum of 10 feet in the front and corner yards (Lake <br /> Heights Drive and 19th Ave. SE), 10 feet interior side yard �east property line) and <br /> 10 feet rear yard (north property line). Building height shall be a maximum of 28 feet, <br /> except that the Hearing Examiner may grant approval for an atrium appurtenance to <br /> exceed the height limit by 20%. <br /> 24. L,andscaping must be provided per Section 35 of the Zoning Code. At a minimum this <br /> must include the following: <br /> a. A landscape strip a minimum of 10 feet wide must be provided along the 19th <br /> Ave. SE and Lake Heights llr. froniages, except for the driveways. These <br /> areas sl�all be planted witlt Type III landscaping. (Also see Condi[ion 3 on <br /> page I of the Proposed MDNS.) <br /> b. A landscape strip a minimum of 5 feet wide must be provided along the north <br /> property line. This area shall be planred with Type III landscaping. <br /> c. If Lot 9 Plat of Westview is to be part of the current proposal, no landscaping <br /> is rcquired on tiie interior lot lines of the Iarger parcel. " <br /> If L.ot 9 is to be sold in the future, a landscape strip a minimum of 5 feet wide <br /> planted with Type IIT landscaping must be provided along the interior lot lines <br /> of the larger lot where it abuts Lot p. The sidewalk would 'nave to be <br /> relocated out of tha[ area. <br /> d. Along the eas[ property line where the property abu�s the residential zone, <br /> landscaping must consist of either <br /> 1. A 10 foot wide land�cape strip planted to Type 1 siandards or <br /> 2. A 15 foot wide landscape strip planted to Type II standards. <br /> e. A minimum of 17.5 square feet of landscaping shal! be provided in the interior <br /> of the parking lot for each parking stalls. Landscaping must be provided per <br /> Section 35.O80L of the Zoning Code. <br />
