CONCLUSIONS BASED ON FINDINGS <br />The Appiicant requested relief from the standards of Everett Municipal Code <br />(EMC) 19.7.020.H which require that the height of accessory buildings not be <br />greater than 15 feet. The Applicant seeks relief pursuant ;o the provisions of <br />EMC 19.7.020.K in order to construct a 672 square foot detached garage to a <br />maximum height of 21 feet on properly located at 74U4 Larimer Road, Everett, <br />Washington. (finding 1) <br />'I'he proposal is consistent with requirements of EMC 19.7.020.K. (findings 6-10) <br />The accessory dwelling unit is compalible with the existing dwelling on-site, as <br />well as the neighborhood character. There would be no view obstruction, <br />aesthetic impacts on surrounding properlies, or impacts to ihe neighborhood <br />character. (findings 6, 10, 12) <br />DECISION <br />Based upcn the preceding Findin�s of Fact and Conclusions and testimony and <br />evidence submiited at the public hearing, it is hereby ordered that the requested 21 foot <br />high garage at 7404 Larimer Road is allowed to be developed subject to the foliowing <br />conditions: <br />A covenant acceplable to the City Aitorney's office shall be recorded on lhe title <br />to ihe property stating that ihe property owner acknowledges the rEquirements of <br />this section, and slating ihat the use of any accessory structure is limited to <br />accessory aciivities permiited by the zone in which the property is located, and <br />that the accessory building shali not be converted to living area or used for any <br />purposes which are not in full compliance with zoning and building code <br />req��irements. <br />The Applicant must obtain necessary building permits from the City of Everett's <br />Building Department. Compliance wiih the City of Everett Buildin,y Code is <br />required. <br />3. The maximum height of the garage shall not exceed 21 feet. <br />The garage's siding r�nd roofing material must be compatible �vith the existing <br />dwelling. <br />The garage musi have a roof pitch similar to the existing dwelling. <br />� �i I'--; <br />� ,i <br />
