� <br />FLOODPLAIN DEVELOPMENT PERMIT <br />PLANNING DIRECTOR DECISION <br />REVZEW PROCESS II N98-009 <br />The City of Everett Planning D'uector grants approval of a request by the Spanes to <br />construct a 40'X100' silage bunker and a 30'X108' two sided metal srorage shed using <br />up to 499 cubic yazds of fill at 8003 Larimer Road with the foliowing conditions: <br />1. A fire hydrant is required witI�,n 200 driving Yeet, but no closer than 50 feet of <br />every structure. <br />2. Premises shall be clearly identified by the correct address at the street entry. <br />3. All new structures s;�all provide Fire Department access roads to within 150 feet <br />of all portions of the ground floor. The access roz9 shall provide a minimum of <br />20 feet in width of unobstructed, all sea�on driving surface. <br />4. Submit a completed Elevation Certificate. This will include the elevation, in <br />relation to mean sea level, of the lowest floor of all structures. <br />5. Obtain a fill and grading permit. <br />6. The structures shall be constructed with materials and utiliry eyuipment resistant <br />to flood damage. All new construction and substantial improvements shall be <br />cons�ructed using methods and practices that minimi2e flood damage. Electrical, <br />heating, ventilation, plumbing and air-conditioning equipment and other service <br />facilities shall be designed and/or otherwise elevated or located so as to prevent <br />water from entering or accumulatir.g within the components during conditions of <br />flooding. <br />7. The strucmres shall be designed to automatically equalize hydrostatic flood forces <br />on exterior walls by allowing for the entry and exit of floodwaters. Designs for <br />meeting this requirement must either be certified by 2 registered professional <br />engineer or architect or must meet or exceed the following minunum eriteria: <br />a. A minimum of [wo openings having a total net area of not ]ess than one square <br />inch for every square foot of enclosed area subject to flooding shali be provided. <br />b. The bottom of all openings shall be no higher than one foot above grade. <br />c. Openings may be equipped �vith screens, louvers or other coverings or devices <br />provided tha[ they permit the automatic entry and exit of floodwaters. <br />8. Tlie structures must se�oack a minimum of 50 feet from Woods Crcek. <br />
