f� <br />April 2, 1973 <br />The regular meeting of the City of Everett Board of Adjustment was held <br />4 at 7:30 p.m., April 2, 1973, in the City Hall Council Chamber, City Ball, <br />Everett, Washington. <br />Mr. Graff presided. Mr. Baird, Mr. Cronin, and Mr. Ingram were present. <br />Mr. Champion was absent. <br />The reading of the March 5, 1973 minutes was dispensed with. <br />A hearing was held on the application of Arthur J. Wrisley, 4614 Bayview <br />Lane, Everett, Washington for a variance from Section 15.04.075, R-S, <br />Suburban Residential Zone, E.C.C. (Zoning Code), Subsection E, Rear <br />Yard - for permission to build to within 15. 6 feet of the rear property line <br />thereby reducing the minimum setback of 25 feet. Lot 17, Block 2, Map of <br />Darlington, except that portion thereof described as follows: <br />Blk. 2, Map of Darlington, except that portion Beg. at the SW Cor of <br />sd Lot 17; th N alg W In 125 ft; th Ely PH to the S In Lot 17 to the E <br />In sd Lot; th SEly alg sd E In to the SE Cor Lot 17; th W alg S In <br />to T. P. O. B. <br />There was no additions or objections from the audience. <br />After viewing the subject property, and considering all the facts, 4t was moved <br />by Mr. Ingram, seconded by Mr. Cronin, and unanimously carried to grant <br />the applicant's request for the following reasons: <br />1. There are exceptional circumstances that apply to the subject <br />property because of the swampy area that exists to, the rear of the property <br />and the lot is triangular in nature. <br />1 <br />2, Granting the variance will assist the owner in full enjoyment of his <br />property rights. <br />3. The granting of the variance will not be detrimental to the surrounding <br />area, <br />4. The granting of the variance will not adversely affect the comprehensive <br />land use plan. <br />A hearing was held on the application of Robert Bowyer, 2402 Larlin Drive, <br />Everett, Washington for a variance from Section 15. 04.030 E. C. C. (Zoning <br />Code), R-1, Single Family ,Low Density Residence Zone Subsection E - Yard <br />Requirements for permission to build to within 16. 53 feet of the rear property <br />line thereby reducing the minimum setback of 20 feet. Lot 174, Valley View, <br />2402 Larlin Drive. <br />I. <br />
