MEMORANDUM <br />TO: Jim Hanson <br />FROM: Building Division <br />DATE: September 1, 1999 <br />SUBJECT: 2117 1/ Lincoln <br />The following are findings of the inspection performed August 30, 1999 at the above <br />referenced location. <br />Building Code <br />1) An emergency egress window is required for each sleeping room per Section 310.4 of <br />the Uniform Building Code (UBC). The window should have a minimum net clear <br />operable area of 5.7 square feet. The clear width of the operable part of the window <br />should be no less than 20 inches and the clear height should be no less than 2.1 inches. <br />The finished sill should be no greater than 44 inches above the floor. As the windows <br />serve basement rooms, window wells wall be provided per the following: <br />a) The clear horizontal dimensions shall allow the window to be fully opened and <br />provide a minimum accessible net clear opening of 9 square feet with a minimum <br />dimension of 3 feet. <br />b) Window wells with a vertical depth of more than 44 inches shall be equipped with <br />an approved permanently affixed ladder or stairs that are accessible with the <br />window in the fully open position. The ladder or stairs shall not encroach into the <br />requirement dimensions of the window well by more than 6 inches. <br />2) Natural light and ventilation are required for the bedrooms. Natural light should be <br />provided at a minimum ration of 1 square foot of glazing per each 10 square feet of <br />interior room area per Section 1203.2, UBC. Natural ventilation should be provided <br />at a minimum ratio of l square foot of operable window for each square 20 square <br />feet of room area per Section 1202.3, UBC. Based on these requirements, the <br />following sizes would be required: <br />a) Master bedroom — approximately 147 square feet = minimum window of 14.7 <br />square feet with an opening area of 7.35 square feet. <br />CITY OF EVERETT• 3200 Cedar Street • Everett.
