Water heaters shall be anchored or strapped to resist horizontal displacement due to <br /> earthquake motion. Strapping shall be within the upper 1/3 and lower 1/3 of the <br /> appliance and shall be at least 4"away from the controls. When water heaters are <br /> installed in locations where leakage of the tank or connections can cause damage,a <br /> watertight pan of corrosion-resistant materials shall be installed beneath the water heater <br /> with a minimum'/< inch diameter drain to an approved location. Show on plans. <br /> 12. Temperature and pressure relief valves on water heater shall be drained to the outside. <br /> Drain may not be trapped and must terminate no more than 2 feet or less than 6 inches <br /> from the ground and shall not be threaded; show on plans. <br /> 13. All electric water heaters shall be placed on an R-10 pad when located in an unheated <br /> space or on a concrete floor per WSEC Section 504.2.1. <br /> 14.Provide attic access opening of not less than 22"x 30"with minimum 30"clear over <br /> access opening. <br /> 15.Provide adequate attic ventilation; state on plans the required and the provided net&ee <br /> ventilating azea. Detail and note on plans the location of roof ventilation. <br /> 16. Every dwelling unit shall be provided with heating facilities capable of maintaining a <br /> minimum room temperature of 68° F at a point 3 feet above the floor and 2 feet from <br /> exterior walls in all habitable rooms. The installation of one or mcre portable space <br /> heaters shall not be used to achieve compliance with Section R303.8 IRC. <br /> 17. Completely detail all connections and cross-reference to the foundation and framing <br /> plans: <br /> a. Beam to post <br /> b. Post to slab (provide clearance to concrete if exposed to water or provide treated <br /> wood). <br /> c. Hangertypes <br /> d. Straps <br /> e. Nailing <br /> 18.Note and specify that the shower area walls shall be finished with a non absorbent surface <br /> to a height of 6 feet above the floor(IRC R307.2). <br /> 19.Factory built fireplaces(zero-clearance)and factory built chimneys shall be listed by an <br /> approved listing agency. Indicate fireplace location, hearth size and materials. The <br /> manufacturer's operating and installation instructions shall remain attached to the <br /> appliance until final inspection. <br /> 20. Specify egress window requirements ou the plans per Section R310.1 IRC. <br /> 21.
