Every dwelling unit shall be provided with heating facilities capable of maintaining a <br /> minimum room tempe�ature of 68°F at a point 3 feet above the floor and 2 feet from <br /> exterior walls in all habitable rooms. ln addition to the natural gas fireplace on the�ain <br /> floor, there will be one wall-mounted electric panel heater in each of'the upstairs <br /> bedrooms to provide supplemental heat as needed. One 240-volt u�sll heater will be <br /> installed downstairs in the laundry area to provide heat as needed. All are sho�vn on <br /> Main and Basement Level floor plans, page 2. The installation of one or more portable <br /> space heaters shall not be used to achieve compliance with Section R303.8 IItC. <br /> 17. Completely detail all connections and cross-reference to the foundation and framing <br /> plans: <br /> a. Beam to post-MSTA30 connector, as sho�vn on GLB Support Detail, page 2 <br /> b. Post to slab(provide clearance to concrete if exposed to water or provide treated <br /> wood). New posts on either side of stainvay will be secured to the concrete <br /> footings with ABU46 connectors, as shown on Basement Floor Plan, page 2 <br /> c. Hanger types- LSU?10 and LSU410 hangers, as noted on Main Floor Plan, page <br /> 1 & on Rafter Modification detail, page 2 <br /> d. SVaps- LSTA24 and CS 16 �vill be used to secure connections, as noted and <br /> show�i on plans. <br /> e. Nailing-Manufacturers' specifications will be followed for each application <br /> 18. Note and specify that the shower area walls shall be finished with a non absorbent surface <br /> to a height of 6 feet above the floor(IItC R307.2). Ceramic tile will be used,as noted on <br /> I3asement (loor pian, page 2. <br /> 19. Factory built fireplaces(zero-clearance)Travis Industries 864 TRV GreenSmart <br /> I�ireplace (upstairs), Travis Industries, Avalon, Eden GreenSmart Gas Stove (downstairs) <br /> and factory built chimneys shall be listed by an approved listing agency OMNI Test Labs <br /> 1 for Uoth units). Indicate fireplace location,hearth size no hearth required upstairs; gas <br /> stove�vill be a minimum of 21 I/4" �vide by I S 7/8" deep and materials not required <br /> upstairs, ceramic tile for the do�mstairs. The manufacturer's operating and installa6on <br /> instructions shall remain attached to the appliance until final inspection. <br /> 20. Specify egress window requirements on the plans per Section R310.1 IItC. So noted on <br /> revised plans on Main Level and Basement Level floor plans, page 2. <br /> 21. The garage shall be separated from the residence and its attic area by not less than Y:" <br /> gypsum board applied to the garage side.
