Thia ia the firat of a two <br /> phase addition and aseumes that in approxioately two yeare the exiating <br /> tavern and vacant structure will be removed and replaced xith a loading azea <br /> to serve the Phase I addition. <br /> For obvioua reasona� it is critical to Phase I that�e � oxners <br /> be aseured of future pernita for Phase II. We have worked with Larry Cravford <br /> of your depart�ent on an acceae aad circulation plan for Phase II and ha�e <br /> agreed that either alternative eubaitted with this agreement will eatiafy <br /> provisions and intent of E.M.C. 13.76.050 and 13.16.080� both regarding <br /> drivewa•� access to the site. The City of Ederett is concerned about <br /> mitigating vehicle and pedestrian traffic conflicts on Grand and Hswitt Avenue. <br /> The exieting Grand Avenue loading area aseociated with Goetz and Sone ie <br /> undesireable froa the city's standpoint.
