i <br /> i <br /> REQUIREMENTS FOR EASEMENT ACCESS <br /> 1. Grantor and Grantee (must include all owners of record). <br /> 2. Grantee must include"their heirs, successors and assigns". <br /> 3. Grantor must covenant that they are lawfully seized and possessed <br /> of the land and has a good and lawful right to sell/convey the land. <br /> 4. Easement must be in perpetuity. <br /> 5. The purpose of the easement must be stated (ie pedestrian walkway <br /> etc.) <br /> 6. The intent of the easement must be stated (ie to meet city code <br /> building requiremonts for 2 pedestrian ingress to and egress from the <br /> benefited property). <br /> 7. A condition that requires that any termination of easement must be <br /> approved by the City of Everett (City Attomey, Building OFficial, Real <br /> Property Manager). <br /> 8. Easement boundaries of burdened property must be legally described <br /> (addresses are not acceptable). <br /> 9. Easement must be dated and signed by Grantor's and accepted by <br /> Grantee's. <br /> 10. All signatures must be notarized. <br /> 11. Compensation paid for the easement must be included in document. <br /> 12. Recording Fees must be paid to City to record document in the office <br /> of the Snohomish County Auditor. <br /> a�a <br />
