The owner shall either: a) construct a new structure within six months; or, b) install substantial interim landscaping. 2. Since it is highly unlikely that a new development can be designed, financed and built within six months, the owner shall submit a landscape plan within 60 days of the date of this decision and complete landscape installation within 90 days of the date of this decision. Interim landscaping shall include the following: • Ornamental shrubs and flowers in a bed af not less than 20 feet in width around the north and east property lines abutting the public street; • Type IV (erosion control) landscaping on the remainder of the property, per Subsection 35.OSO.D of the 2oning Code. 3. Future redevelopment oF the site must include architectural elements which complement the significant charecteristics of neighboring historic buildings.
