INFORMATION FOR DEVELOPER: <br /> The following information is provided for the developer's benefit. These are not SEPA conditions. All <br /> requirements are preliminary in nature,and are based upo�the preliminary site plan and the <br /> ordinances in effect at time of submittal for SEPA review. The proposal must comply with all ordinances <br /> in effect at the time a complete building permit application is filed, including those not specifically set <br /> forth herein. <br /> 1. A demolition permit is required from the City's Permit Services Department. <br /> 2. City streets are to be kept clear of dirt and debris at all times during construction. Dust suppression <br /> and street cleaning must occur as directed by the Pu61ic Works Inspector. <br /> 3. Any broken or damaged sidewalk shall be repaired/replaced per the Public Works Inspector. <br /> 4. Asbestos abatement,if required,shall be performed under the direction of the Puget Sound Clean <br /> Air Agency. <br /> S. Temporary street and sidewalk closures that are necessary to complete the demolition must be <br /> approved by the City Treffic Engineer. <br /> 6. The owner shall either: a)construct a new structure within six months;or,b) install substantial <br /> interim landscaping. <br /> 7. Since it is highly unlikely that a new development can be designed, financed and built within six <br /> months, the owner shall submit a landscape plan within 60 days of the date of this decision and <br /> complete landscape installation within 90 days of the date of this decision. A landscape mainten- <br /> ance bond may be required. �nterim landscaping shall include the following: <br /> • Ornamental shrubs and flowers in a bed of not less than 20 feet in width around the north and <br /> east property lines abutting the public street; <br /> • Type IV(erosion control) landscaping on the remainder of the property,per Subsection 35.050.0 <br /> of the Zoning Code. <br /> 8. Future redevelopment of the site must include architecturel elements which complement the <br /> significant cnaracteristics of neighboring historic buildings. <br /> �I � <br />
