�� <br /> ��� � <br /> p �� 9029m <br /> ��� � �` Page 2 <br /> ��� 3, The 1988 Uniform Fire Code, Article 2, Section 2.201(b), states "All <br /> «��� buildings or structures which are structurally unsafe or not provided <br /> (� with adequate egress, or which constitute a fire hazard or are otherwise <br /> �� tlangerous to human life, or which in relation to existing use constitute <br /> a hazard to safety or health or public welfare, by reason of inadequate <br /> p. maintenance, dilapidation, obsolescence, fire hazard, disaster damage or <br /> '�'�M abandonment as specified in this code or any other effective ordinance, <br /> �H are, for the purpose of this section, unsafe buildinos. All such u�;d�� <br /> M buildings are hereby deciared to be public nuisances and shall be �bated <br /> �0 M by repair, rehabilitation, demolitio� or removal in accordance with the I <br /> �rn procedure saecified in Chapters 4 through 9 of the Uniform Code for the <br /> Abatement of Dangerous Buildings or by any other procedures provided by <br /> y� law." <br /> 6 <br /> Based upon our inspection, the following conditions were found: <br /> • 1. The basement parking area has large amounts of combustible items stored <br /> throughout. <br /> 2. There is no legal second exit from the basement parking area. <br /> 3. The basement parking area and storage room is protected by a partial <br /> sprinkler system. <br /> 4. The mid-level basement exterior exit door was locked in the upholstery I <br /> shop area. This exitway additionally was blocked by an access gate which <br /> was chained, rendering it immovable. <br /> '�1 5. The basement furnace room is being utilized as a wood shop and repair � <br /> area. 7he Uniform Fire and Building Codes require a minimum of a <br /> ��' one-hour occupancy separati�n between these two uses. <br /> � ' 6. A serious deficiency in the basement is the lack of any firefighting <br /> access openings in the perimeter walls. This is not only a technical <br /> ��' violation of regulations which have been in the code for many years, but <br /> ' represents some real life hazards, both life safety and firefighting. <br /> ' : The building is very well maintained, being clean and neat in all areas with <br /> the exception of the basement areas. without a close examination of some <br /> � basic life and firefighting requirements of the Uniform Codes, it would b� <br /> �� very easy to miss the listed violations. <br /> �' The Uniform Fire and Building Codes both require that occupied basements <br /> �' provide certain protections for property and liFe safety. <br /> ' The following items require your immediate attention: <br /> � 1. Correct the conditions in the existi�g exterior exit door and stairway <br /> �' gate from the mid-level basement. <br /> `� 2.
