INFORMATION FOR DEVELOPER: <br />The following information is provided for the developer's benefit. These are not SEPA conditions but are <br />:,ssociated with other laws or requirements. All requirements are preliminary in nature, and are based <br />upon the preliminary site plan and the ordinances in effect at time of submittal for SEPA review. The <br />proposal must comply with all ordinances in effect at the time a complete building permit application <br />is fled, including those not specifically set forth herein. (Exception: For vesting under the Zoning <br />Code, please refer to Section 44 of the Zoning Code). Contact the Planning Department for information <br />regarding appeals processes for the requirements listed in this document. <br />1. Detailed drawings in accordarce with City Design and Construction Standards shall be submitted to the <br />Public Works Department, shoring site parking layout, landscaping, utilities, storm drainage, <br />temporary construction erosion control, and all required improvements in the public right-of-way. <br />Public Works Department approval of these drawings is required prior to any permits being issued. <br />All improvements shall be completed and approved warranted before the Occupancy Permit is <br />issued/final approval is granted. <br />2. Parking must be per City Zoning Code and City Design and Construction Standards. <br />3. Full standard (half) street improvements are required on this projects full Highland Avenue frontage, <br />including but not limited to street widening; curb, gutter and sidewalk; and drainage control. <br />4. This project must comply with the current Building Code and City of Everett Sprinkler Ordinance. <br />5. Lack of comment on the plans submitted with the application does not constitute approval of these <br />plans. <br />6. A fire hydrant is required within 200 driving feet but not closer than 50 feet of every structure. An <br />extension of the existing water main at the intersection of Summit Avenue and California Street to this <br />site is required to provide adequate water supply for fire protection. <br />7. City streets and alleys are to be kept clear of dirt and debris at all times during construction. Dust <br />suppression and street cleaning must occur as directed by the Public Works Inspector. <br />8. A one year warranty is required oa the public improvements for an amount not less than 10%i of the <br />cost of construction and shall nm for one year from the date of final approval/issuance of the first <br />Occupancy Permit. <br />9. As-builts of storm sewer, sanitary sewer, and water systems will be required to be submitted per City <br />Design and Construction Standards and Specifications. <br />10. A Performance Guarantee in the amount of 120% of the approved estimated cost of construction is <br />required for street improvements on Highland Avenue prior to any building permit being issued. <br />11. The 48" water main, which runs through this site, must be centered in a 20' easement granted to the <br />City. No structures shall be allowed within this 20' easement.
