An easement is often accepted rather than a deed but <br />it states for road right of way use only. <br />5, The City will soon improve Casino Road for three (3) <br />lanes of traffic. <br />6. A major improvement of sixty (60) foot curb to curb <br />road with five (5) lanes of traffic is approximately <br />ten (10) years away. <br />7. When this happens the proposed buildings will be ver.y <br />close to the highway. <br />Bob Landles of the Planning Department made the following comments: <br />1. If a ten (10) foot easement was allowed there would be <br />more square footage for more units. <br />2. The plans show no sight screening on the sides of the <br />property. <br />3. The number of units could be reduced and then the setbacks <br />could be r�et. <br />4. All properties on Casino Road are requii•ed to meet the <br />ten (10) foot easement or deed. <br />There was some dissention from the audience and their main concern <br />was the proposed condominiums w.ould distract from other developments. <br />After considerinq all i:he facts and testimony it was moved by Mr. <br />2ook seconded by Mr. Wilson and unanimously carried to deny the <br />applicant`s request as there is no clear indication of a hardship <br />other than economic. <br />A hearing was held on.the application of: <br />: Art Brandvold, 1012'Park Drive, Everett, ��ash. 98203 for a variance <br />from Ordinance No. 517-78 of the Short Plat Ordinance Section 200 <br />; Easement Access, for permission to utilize a ten (10) foot easement <br />�, on the North ten (10) feet of Lot 4, IIlock 5 North Beverly Park <br />` Div #2 and this easement to become part of the minimum twenty (20) <br />foot requirement for access to the rear parcel of Lot 2. <br />Legal Description: The North 55 feet of the �asterly 110 <br />feet of Lot 3 Block 5, North Beverly <br />Park Div. #2. <br />Address: 6402 Highland Dr. <br />Zoning: R-2 Singlc Pamily High Density Residence <br />
