The Applicant is proposing to construct a new 672 square <br />foot qarage behind an existing 864 square foot rec-room and <br />garage building. The requested variance is to exceed the 1,000 <br />square foot limit to allow for a total of 1,536 square feet of <br />detached accessory building space. <br />.n . .n e� , � � . <br />�,,,� criter�on No. 1:_ That the variance is necessary because of <br />� I exceptional or extraordinary circumstances regarding the size, <br />shape, topoqraphy, or location of the subject property; or the <br />location of a pre-existing improvement on the subject property <br />that conformed to the zoning code in effect when the improvement <br />� �► was constructed. <br />�11 <br />� 0� <br />a, gj�g� The subject property has a lot size of 75 feet <br />by 240 feet and a total lot area of 18,000 square feet. The <br />existinq dwelling and a detached single car gara9e was <br />built in 1925. The dwellinq is 1,398 square feet and the <br />detached single car garaqe is 3oe square feet. In the <br />spring of 1959, a detsched 864 square foot rec-room and <br />qarage structure was built in between the existinq <br />residence and the detached sinqle car qarage. The total <br />detached accessory building space is 1,172 square feet. <br />The Applicant would remove the 308 square foot single car <br />garage and construct a new 672 square foot qarage in its <br />place.
