The new
garaqe will be constructed in the same location as the
existing gasage.
iterion No. 2: That the variance will not be materially
detrimental to the property in the ara of the subject property
or to the city as a whole.
a. Findinas: No written adverse comments have been received
at this tire. The Applicant has stated that the variance
will not be detrimental because it will be a standard two
car qarage within all boundaries and will not restrict any
view nor be an eyesore.
b. Conclueions: The variance should not be materially
detrimental to the property in the area of the subject
proptrty or to the city as a whole.
Criterion No. 3: That the variance will only grant the subject
property the same general riqhts enjoyed by other property in the
same area and zone as the subject property.
a. F1D$3DQfl: The applicant has stated that the variance will
only grant him an opportunity to park his cars inside as
and to work on them indoors when the weather is adverse,
and that this is no more than what most other properties
have in the neighborhood.
b. Conclusions: The surroundinq properties are developed with
residential uses, the majority of which have qaraqes. Two
garaqes in the area are very larqe and exceed the code
allowance for accessory structures. The qrantinq of the
variance would permit tSie subject property the same riqhts
enjoyed by other properties in the area.
iterion No. 4: That the variance is the minimum necessary to
allow the subject property the general right•s described in
Criterion 3.
a. H: See Criteria N3.
b. Conclusiona: See Criteria 13.
Criterion No. 5: The grantinq of the variance is not inconsistent
with the qoals and policies of the Everett General Plan.
a, g3@: The Everett General Plan desiqnates this
property as Single Family Detached. The Applicant has
stated that the variance request is not inconsistent with
the Everett General Plan as he is only requestinq to
replace a one car garaqe with a two car qaraqe that is
consistent with the area.
