MITIGATION REQUIRED BY EXISTING CODES AND ORDINANCES <br />1. A fire hydrant is required within 200 driving feet but not closer than <br />50 feet of every structure. (Ord. 493-78, SEPA Public Services Policy). <br />2. Full standard street improvements are required to Highway Place, <br />including curb, gutter, street widening and sidewalks, drainage <br />control, and transitions per City standards. (Ord. 555 and SEPA <br />Transportation/Circulation Policies). <br />3• Local Improveme.t District covenant for a traffic signal at Highway <br />Place and Evergree: way. (Ord 555 and SEPA Transportation/Circulation <br />Policies). <br />4. Parking must be per City Design Standard and Zoning Code. A minimum of <br />54 off-street p.rking spaces are required for the 36 units. <br />(EMC 19.40.020 al.0 SEPA Transportation/Circulation Policies). <br />5. Special charges for connection to sewer system in accordance with <br />Ordinance 984-83 are applicable. The actual cost shall be computed by <br />the Building Department per the ordinance in effect at the time and <br />according to the information provided on the approved plans on the date <br />of permit issuance. (SEPA Utilities Policy). <br />6. On -site detention is required, OR, in lieu of providing on -site <br />detention, payment to City Drainage Fund 340 is allowed. <br />(Ordinance 670-80 and SEPA Utilities Policies). <br />7. Parking areas fronting on Highway Place shall provide a five-foot wide <br />planting area along the entire street frontage except for driveways. <br />Plantings shall consist of at least 75% continuous ground cover plus <br />evergreen shrubs, trees or other vertical growth at least 36 inches in <br />height at time of planting, to number at least six for each 100 sq. ft. <br />of landscape area. <br />In addition, a minimum of file percent of the parking area shall be <br />provided for landscaping and planting. (EMC 19.40.050 of the Zoning <br />Code and SEPA Light and Glare and Aesthetics Policy). <br />8. Stairs in the rear yard cannot exceed eight feet in height. <br />(EMC 19.42.040 D, SEPA - Other Policies). <br />INFORMATION FOR DEVELOPER: <br />1.
