�� <br />� <br />CITY OF EVERETT <br />NOTICE OF PLANNING DIRECTOR DETERMINATION <br />REVIEW PROCESS I #07-003 <br />April 26, 2007 <br />Property Owner: Greg Lineberry <br />2625 Colby #3301 <br />Everett, WA 98201 <br />Locatfon: 232X Hillside Lane (APN 00567900300401) <br />Propoaal: Thea applicant has requested to increase the allowable footprint of an attached <br />accessory building for a single family residence from 1,000 s.i. to about 1,300 s.f. The adual <br />garage contains about 1,800 s.f., however, since the garage is integral to the principal <br />structure, the first 500 s.f. is exempt from this regulation. This request is made pursuant to <br />Section 3, Paragraph M oF Ordinance No. 2973-07. <br />Findings: An attached garage as proposed may have a footprint in excess of 1,000 s.f. if <br />certain criteria as identified in Ordinance No. 2973-07 are met. Those criteria are each <br />discussed below. <br />1. The lot shall have a minimum lot area o/ 18,000 square feet orgreater. <br />Finding: Per the zoning code definition of lot area, the property has the minimum 18,000 <br />s.f. of lot area. The property also includes an additional 3,000 s.f, panhandle that connects <br />the main body of tlie property to the street. <br />2. The total squaro /oofage of all accessory buifding(s), whether atfached or detached, shall <br />not exceed the lesser of.� (a) 15 % of the lot area; (6) 75% of the gross tioor area ollhe <br />principal building; or (c) 2,000 s.f. <br />Finding: The lesser of the three standards is 2,000 s.f. which is greater than the proposed <br />1,300 s.f, of additional garage space that is over and above the basic 500 s.f. allowed for <br />an attached garage. <br />3. The accessory building(s), wliether aftacl�ed or detached, shall not be located 6etween fhe <br />principal building and adjoining street(s) (Excluding alleys). <br />Finding: The home is designed so as to keep the garage from extending in front of the <br />house. The garage is a part of the principal building and the garage doors are flush with <br />the front building elevation. A deck and portions of the second story living area located <br />above the ground floor garage and living areas. <br />4. The accessory building(s) shall be compatible wifh the dwelling and/or neigh6orhood <br />characfer. The Planning Director may consider sucl� /actors that include, but are not limited <br />to, view obstruction, roof pitch, building materials, screening and landscaping, aesthetic <br />impacf on su�r'ounding properties and streetscape, incompati6le scale with dwellings on <br />i� <br />Z <br />
