G Krabbe Consulting <br />Land Development Services <br />November 7, 2005 <br />City of Everett <br />Community development <br />Variance application, narrative statement <br />The purpose of this variance request is to allow for setback and <br />vehicular access allowances to facilitate a significant remodel and <br />expansion of a single family home at the address of 1726 Holbrook <br />Avenue in Everett. The existing home at this address was <br />constructed in 1964 on a series of 3 lots that were recorded prior to <br />1900. The lots are bounded to the north by Holbrook Avenue, to the <br />west by Dover Street, to the south by an unnamed alley access, and <br />to the east by an existing single family home that is currently <br />encroaching within the subject site (this issue is to be taken care of in <br />a separate action). <br />The home is located centrally on the lot in the north south direction, <br />but its western most corner is just inside of the eastern right of way of <br />Dover Street, in violation of the current 5' side yard setback <br />requirement. Vehicular access is off Holbrook Avenue and not the <br />rear alley. See site plan attached. <br />The applicant wishes to conduct an extensive remodel and expansion <br />of the home including a new garage and deck extending from the <br />front of the existing home.
