G Krabbe Consulting <br />Holbrook Avenue setback: While the asked for front yard setback <br />reduction is over half of the Citys standard 25', please consider that <br />the right of way for the streets within this plat are 80' wide, far in <br />excess of the current City standard of 60' for a neighborhood arterial <br />serving over 100 homes. In addition, the proposed garage structure <br />itself will still be approximately 34' from the back of curb along <br />Holbrook Avenue, wan beyond the Ctiy's current 20' garage setback. <br />The construction of the garage as proposed allows the applicant to <br />enhance the homes ability to accommodate vehicular parking in a <br />fashion more consistent with the community and without the need to <br />change the established access for the lot. This in turn will enhance <br />the homes value anounction within the community. <br />The reduced front yard se+.back are allowances enjoyed by many <br />other homes in the immediate area; all the homes fronting Holbrook <br />Avenue have access to rear yard alleys, but all take vehicular access <br />off of Holbrook Avenue, and many have been constructed within the <br />25' setback from the established right of way (see City GIS plat, z;'d <br />photographs attached).
