7. all utilities and access roads or driveways to and within the site be located so as to require <br />the minimum amount of modification to slopes, vegetation or geologically hazardous areas. <br />CONCLUSIONS: The following general conclusions are based upon the findings of the <br />geotechnical report prepared by Erin Toland for James R. Finley/Geotech Consultants, Inc.: <br />1. The proposed development should not adversely impact the surrounding areas if the <br />recommendations of the geotechnical report are followed. <br />2. The report provides detailed cross sections of the soils found on the site at three separate <br />test pit locations and the depth at which groundwater seepage was encountered at test pits <br />#2 and #3. <br />3. Specific recommendations are given in the report related to the construction to occur on the <br />site including foundations for the residence. The report states that the structure may be <br />supported on conventional spread footings bearing on undisturbed, competent, native, silty <br />sand, or on structural fill placed above this competent, native soil. The report states that the <br />site soils are not subject to seismic liquifaction because of their dense nature. <br />4. The report provides recommendations to minimize disruption during construction activities <br />on the site. Some of these measures include the use of siltation fencing, plastic sheeting, <br />mulching and hydroseeding. <br />5. The proposal will be consistent with the purpose and provisions of this Ordinance if the <br />applicant complies with all conditions of approval. <br />6. There should be no adverse impacts if the geotechnical report is followed. <br />7. Driveways and utilities have been located so as to minimize potential impacts on the site. <br />The applicant may appeal the Planning Director's decision within 14 days of the date of this <br />letter. Appeal forms are available from the Planning Department and must be submitted along <br />with the required filing fee.
