The plans we reviewed <br />included Sheets 1-9 prepared by Crane Design dated August 1998. The site plan showring site <br />topography and the house location was prepared by you. You also prepared a cross-section for us. <br />It is our recommendation that such a more detailed site plan showing final site grading and <br />drainage be prepared prior to house construction, preferably by a civil engineer familiar with the <br />area. <br />In preparing theme Plans, we recommend that 2-foot contours be provided as the lot is steop and <br />small changes in slope can have a large Impact on retaining wall design. As stated in our report <br />dated February 25. 1999. we recommend that maximum excavation cuts of 1 1 (Horizonlal:Vertical) <br />be made Thcae cub must be made within property lines unless easements dru ubtamnd from <br />adjacent property owners andlor the city. No rockeries over 8 feet should be used, including <br />stepped rockeries (Page 5 of the Geolechnical Engineering Study). The foundation on the lower <br />part or the site should be placed at least 3 feet below the ground surface Foundation walls <br />spanning the lower basement backf0l should be designed to span the backfill soils assuming a 1.1 <br />(H:V) inclination <br />If a site plan is prepared, we request that we be given the opportunity to review it. At that time we <br />may have further recommendations.
