In <br /> inspectinq this property, it was also noted that this property <br /> was in violation of the minimum property maintenance regulations <br /> and the inoperable vehicle sections of the Everett Municipal <br /> Code. <br /> The conversion of a single family residence to a multi-family <br /> dwelling or rooming house is not a permitted use in the R-2 Zone <br /> and therefore constitutes a violation of Section 19.09.010 of the <br /> Everett Municipal Code. Duplexes are permissible in this zoning <br /> district; however, a minimum lot size of 9,000 square feet is <br /> required for this use, and the occupants of a sinqle family <br /> rasidence may have up to two roomers in the dwelling. It has <br /> been reported that this structure is a six unit rooming house, <br /> which exceeds the requirements of the Zoning Code. However, our <br /> recorde indicate that you may have enough lot area to convert <br /> this a structure to duplex, subject to meeting all development <br /> requirements. <br /> The specific nuisances and conditions �.cesent on this this <br /> property which constitute a violation in accordance with Section <br /> 8.20.020 of the Everett Municipal Code are: <br /> 1►. Junk, trash, litter, boxes, discarded lumber, salvaqe <br /> materials or other similar materials in any front <br /> yard, side yard, rear yard or vacant lot; <br /> C. Broken or discarded furniture, household equipment and <br /> furnishings in any front yard, side yard, rear yard or <br /> vacant lot; <br /> G.
