� <br /> � <br /> MCDonald Day Care <br /> SPU 4-84 <br /> Page -2- •s <br /> After• due consideration of the evidence presented by the <br /> Anplicant; evidence elicited during the public hea�ing; and as <br /> the result of the personal inspection of the subject p�operty <br /> and surrounding areas by the Everett Hearing Examiner , the <br /> following findings of fact and conclusions constitute the basis <br /> of the decision of the Everett Hearing Examiner . <br /> FINDINGS OF FACT � <br /> 1. The Applicant has �equested approval of a Special <br /> Property Use Permit for property located at 2412 East <br /> Grand, Everett, Washington. It is the intent of the <br /> Applicant to operate a day care facility for twelve <br /> children on the site. Possible future expansion of the <br /> site fcr the purpose of operating a pre-school day care <br /> facility for up to 30 children could occur on site. <br /> 2. The subject propecty is zoned R-2 , Single Family High <br /> Density Residential. <br /> 3, The subject property is 20 , 400 squace feet. The <br /> building on the site is approximately 1 ,760 square feet. <br /> 4 . In order Eor a Special Property Use Permit to be issued <br /> within the City of Everett the criteria as set focth in <br /> Secion 19 . 58. OlOB of the Everett Municipal Code must be <br /> adhered to. That cciteria include: <br /> A. The proposed use must be reasonably compatible <br /> with other uses and potential uses within the <br /> general area in which the use is proposed ko be <br /> located; <br /> B. The use must not have a se�ious adverse effect on <br /> the ecology and/or environment of the community; <br /> and, <br /> C. The use must serve the public convenience and <br /> necessity. <br /> 5, Section 19 . SB.OlOC2 of the Everett Municipal Code <br /> requires day care centers be considered under the <br /> criteria for the grantin9 of a Special Property Use <br /> Permit. <br /> 5, The Applicant has been operating the day cace facilit}' <br /> on site for over two years . She has nct obtained a <br /> Special Property Use Permit from the City. She is, <br /> however , licensed by the State of Washington , Department <br /> of Social and Health Services , to provide day care for <br /> up to twelve children. <br /> 0070B <br /> L •.• <br /> r► <br /> ! <br />
