( <br /> 3. The replacement house must be designed by a registered architect. <br /> 4. The applicant must obtain necessary building permits from the Everett Buiiding <br /> De�;artment. The permit for demolition of the existing building shall not be issued until a <br /> permit for the construction of a new house has been issued. <br /> 5. The design of the fa�ade of the new house shall replicate the porch and faqade c.f the <br /> existing house, including reuse of the leaded glass windows on the front of the house, <br /> recessed porch, shingled gable, gable trim, and other exterior detailing. It is understood <br /> as a part of this decision that the scale of the front far,ade may be larger than the existing <br /> house to allow for greater height in the basement. <br /> 6. A concertad effort shall be made by the applicant to reuse in the new house any exterior <br /> and interior elements of the existing house which are salvageable. <br /> 7. The applicant shall work with a building salvage company to salvage and/or recycle <br /> materiats in the existing house which cannot be reused in the new heuse. <br /> The lead agency for this proposal has determined that it does not have a probable significant adverse <br /> impact on the environment. An Environmental Impact Statement is not required under RCW <br /> 43.21 C.030(2)(c). This determination assumes compliance with State law and City ordinances related to <br /> general environmental protection including but not limited to right-of-way improvement requirements, <br /> drainage, etc. This decision was made after review of a completed environmental checklist and other <br /> information on file with the lead agency. This information is available to the public on request. This <br /> Mitigated Determination of Non-Significance is specifically conditioned on compliance with the conditions <br /> attached hereto which are incorporated by reference as if fully set forth herein. <br /> This final MDNS is issued under 197-11-355.
