The recommendations and conclusions presented in this report are protessional <br /> opfnlons k*ased on the visual observations made during our site visit and on previous <br /> experience with other projects in the vicinity. No subsurface explorations werE conducted <br /> for this work, but we excavated a test pit on the adjacent northern property for a 1993 <br /> geotechnical engineering study. <br /> Based on the conceptual plans provided to us by Impression Design, we anticipate that the <br /> proposed building will consist of three tloors of living space over a basement parking <br /> garage that will daylight toward the west. The garage will be accessed from the existing <br /> concrete driveway that extends west from Grand Avenue along the eastern property line. <br /> The northem building wall will be about 5 feet from the northern property boundary, and the <br /> eastem wall of the garage will be essentially on the eastern properry line. Only a small <br /> portion of the main foundation will ba cluser than 10 feet to the crest of the steep, western <br /> slope, but a one-story e!evated deck may extend west from the building. <br /> p�^�TING C011pJI14NS <br /> .��r}nce Condlttan$ <br /> The sfte is a rectengulz� lot, located immediately west of the intersection of Grand Avenue <br /> and 201h Street. This property has about 53 feet of trontage along Grand Avenue, which <br /> � includes 10 feet of the existing 20•foot-wide concrete driveway that is shared with the <br /> --- � <br /> � <br /> � _��- <br /> > <br />
