Currently undeveloped, the site is covared with <br /> tall grass and weeds. <br /> The ea�tem approximately one-half of the property siopes gently to moderately down <br /> toward the west from the sidewalk. The steepest area on this portion of the site occurs <br /> where flll was placed near the northeastern corner to construct ihe new driveN•ay for the <br /> adjacent northem property (1930 Grand Avenue). <br /> The ground su�tace on tha westem half of the site drops steeply to the Burlington Norttiern <br /> Rediroed tracks that are located immediately west of the lot. This steep slope has an <br /> inclination of approximately BO percent and an estimated height of 70 feet. Vegetation on <br /> the westem slope consists primarily of brush and blackberry vines, but some large decidu- <br /> ous trees grow on the lower hslt of the siope. This steep bank continues north and south of <br /> the sfte and appears to be relatively stable. In the general vicinity, the only indication of <br /> recent InstebiUty on the westem slope was a 2- to 3-foot-deep slough observed below the <br /> city park located several blocks north of site. No seepage was noted exiting the slope in the <br /> vicinity of the property. <br /> A condominfum building thst has a parking garage less than 5 teet from the crest of the <br /> steep westem bank is south of the subject site. No fndications of toundatfon settlement or <br /> cracking were observed along the western side of this building during our site visit. A resi- <br /> dence that was recently remodeled, with a garage and ifving space added south and west <br /> of the original structure, is to the north. We conducted the geotechnical engfneering study <br /> for this remodel, and the portions of the structure with(n about 15 feet of the steep slope are <br /> supported on drilled concrete piers. The remainder of the new construction is supported on <br /> conventlonal footings,wfth the basement foundations located on the noRhern property line. <br /> Anti�iRated Sukaur}a�e�Qriditiona <br /> Our understanding oi the subsurface conditions at the site is based on the observations <br /> made du�ing our recent site visit and on our experience with the remodel project on the <br /> property(mmedlately to the north. <br /> During our geotechnical engineering study for this adjacent lot, we excavated one test pit to <br /> a depth of 13 feet at the crest of the steep slope near the northern boundary of the subject <br /> site. This test pit found several feet of fill and topsofl overlying loose, native sends that <br /> becsme dense at a depth of about 8 feet in the excavation. Based on our field observations, <br /> the steep, westem slope is composed of these dense sands, which are designated as <br /> glacially consolidated, advance outwash soils on the Geologic Map of Everett (Minard <br /> 1985).
