PROJECT aND SITE CO;VDITIOVS <br /> l.0 INTRODUCTtON <br /> This report presents the results of our subsurface exploration and geotechnical engineering <br /> study for the proposed 7-unit condominium to be located at 2026 and 2032 Grand Avenue, i❑ <br /> Everett, Washington, Figure 1. Two existing homes will be demoiished and replaced with a <br /> new three-story condommium with basement parking. The approximate locations of the <br /> subsurface expiorations completed for this study and th� proposed condominium footprint are <br /> presented on the Site and Exploration Plan, Fieure 2. In the event that any changes in the <br /> nature, design, or location of the strucmre are planned, the conclusions and recommendations <br /> contained in this report should be reviewed and modified, or verified, as necessary. <br /> I.1 Purpose and Scope <br /> The purpose of this sr�dy was to provide subsurface soil and shailow ground water data to be <br /> utilizec+ in the design and development of the above-mentioned project. Our field study <br /> in��:ded the completion of exploration borings to assess the rype, diickness, distribution, and <br /> physical properties of the shallow subsurface sediments. Geotechnical engineering studies <br /> were also conducted to determine the type of suitable foundations, allowabie foundation soil <br /> bearing capacities, anticipated foundation settlements, lateral earth pressures, floor support <br /> considerations, and drainage considerations. This report summarizes our recent fieldwork and <br /> offers development reconunendations based on our present understanding of the project. <br /> 1.2 Authorization <br /> Our study was accomplished in general accordance with our proposal, dated April 26, 2000. <br /> This report has been prepared for the exclusive use of Christensen Quality Homes, and their <br /> agents, for specific application to this project. �Vithin the limitations of scope, schedule, and <br /> budget, our services �vere performed in accordance widt generally accepted geotechnical <br /> engineering and eneineering geoloey practices in effect in this area at the time our report was <br /> prepared. No other ���arranty, expressed or implied, is made. Our observations, findin;s, and <br /> conclusions are a means to identify or reduce inherent risks to the owners. <br /> 2.0 SITE AND PROJEC7' DESCWPTION <br /> The property is located on the west side of Grand Avenue in Everett. Two esistin; two-story <br /> homes are locatcd �tiithin the development area.
