The topography <br /> of [he propercy gently slopes down towards the west within 100 feet of Grand Avenue and then <br /> slopes steeply down towards the �vest. Steep slopes on the west end of the property were <br /> estimated visualty at 60 to 80 percent inciination, decreasing towards the west. Slope height <br /> was estimated at 60 feet with the [oe of[he slope located near Marine View Drive. <br /> As currendy proposed, the existing homes will be demolished. A new three-story wood- <br /> framed condominium with a concrete basement garage will be constructed. Excavation cuts <br /> along the eas[ end of the building will be approximately 9 feet below current grade and <br /> approximately 15 feet west of the side�valk of Grand Avenue. The west end of the building is + <br /> proposed approximately 9 feet from the top of the west-facing steep slope. � <br /> i <br /> 3.0 SUBSURFACE EXPLORATION <br /> Our field study included completing geo:echnical exploration borings and performing geologic <br /> studies to gain subsarface information abc,ut the site. The various rypes of sediments, as well <br /> as the depths where characteristics of the sediments changed, aze indicated on the exploration <br /> logs presented in the Appendix. The depths indicated on the logs where conditions changed <br /> may represent gradatior.al variations between sediment rypes. <br /> The conclusions and recommendations presen[ed in this report are based on the three <br /> exploration borines completed for this study. The number, locations, and depths of the <br /> explorations were completed within site and budgetary constraints. Because of the nature of <br /> exploratory work belo�v ground, extrapolation of subsurface conditions between field <br /> explora�ions is necessary. It should be no[ed that differing subsurface conditions may <br /> sometimes be present due to thc random nature of deposition and the alteration of topography <br /> by past grading and/or filling. The nacure and extent of any variations between the field <br /> explorations may not become fully evident until construction. If variations are ouserved at that <br /> time, it may be necessary to re-evaluate specific recommendations in this report and make <br /> appropriate �hanges. <br /> 3.1 Exploration 13urin�_s <br /> The exploration borings were completed on �tay 17, 2000, by advancine a hollow-stem auger <br /> �vith a limited access vack-mounted drill rig under subcontract to our nrm. During the drilling <br /> process, samples were obtained at cenerally ?'/�- or 5-foot de�th intervals. The borings were <br /> continuously observed and loeeed b� a geotechnical engineer from our firm. The exploration' <br /> logs presen[ed in the Appendix are based on the field loes, drilling action, and inspection of <br /> thc samples secured. <br /> liatc I9.
