May 22, 2013 <br />Mr. Michael �.Jestford <br />2628 Grand Av��nue <br />Everett, WA 98201 <br />Subject: 2508 Grand Everett, WA <br />Mr. Westiord; <br />1he following deficiencies were noted within the structure. Piease be aware d�at these items do not <br />constitute a check list, only a summary of the items noticed — however, the items below do represent <br />our observations stemming from our walk through of the structure. Please also refer to the plans issued <br />for permit for additional requiremenls. . <br />1. The electrical system is currentiy unsafe. The system as a whole has been modified in the <br />majority of areas without benefit of permit or inspection. From the deficiencies observed from <br />the exposed wiring alone, the eledrical system is unsafe per IPMC Section 108.1.2. <br />2. The plumbing system was generelly noted to be in saUsfactory condition - with exceptions. The <br />system has been modified in several areas without the benefit of permit or inspedion. There <br />are several plams where vents will need to be added to allow the system to work properly. Of <br />particular note is the need to have the plumbing in the lowest bathroom revised. Incorrect <br />fittings are used at the fixtures that may prohibit the system from working properly. <br />3. The decls appear to be in a satisfactory condition overall, however further ��ttention and <br />maintenance will be required over the next several years. Specific attention should be <br />addressed immediately to the following: <br />a. The guards �eed to be strengthened so that they do not de(le�t undcr requircd forces. <br />b. A few pickets are missing that need to be replaced. <br />c. Additional lag bolts need to be installed to properly secure the deck fo the structure. <br />d, ihe structure was conneded lo the joist hangers using sheet rock screws. Those screws <br />are not approved for that use and must be replaced. <br />e. In-planc lateral supports (o-oss bracing, diagonal bracing, eCc.) should be added to the <br />decks at each levei. <br />4. The stairway up to the roof deck over the garage is missing the required guards and handrails. <br />Thc guards and handrails should either be replaced or the stairs should be removed. <br />
