On 10/ 25/2011 (n response to tenant concerns we performed an inspection at this address. We observed 12 <br />• separate (boarding rooms} that were being used as tenant spaces. Several of these rooms have been created <br />wi!hout permits and approvals. Records show the property should be a single family dwelling with 4 bedrooms <br />and 2 baths. Some of these rooms lack the minimum size requirements as stated in the IPMC section (404.4) <br />and R304.2. <br />2. Tlie building lacks a common room (120 Sq Ft) as required by the IRC section (R304.1�. <br />3. Smoke alarms where they were present were not operational. IPMC section (704,2) and IRC section (R3143) <br />4. Plumhing leaks including wastewater were observed In tlie str�cture. IPMC section (504.1-504.3) <br />5. Some tenant rooms lack required egress openings. (702.4) and IRC section (R310.3) <br />6. Kitchens have been added without required permits and approvals and at least one bathroom. IPMC settion <br />(108.1.5) and IRC sedion (RI05.1.) <br />7. The bullding eledrical system has been altered without penniL We observed open connections and exposed <br />wires t!�at were not installed correctly. Time dated wiring conflrms this. (IPMC and NEC violations.) <br />8. We posted the property as an Unlawful Structure on 10/26/2011. <br />9. The owner applied ior and obtained permits to make corrections and to pursue compliance. These permits were <br />__ _ ._ issued Febniary 2"" 2012. _ _. To date n!+ inspections have been reauested nor perfonned under these <br />permits. <br />10. I liave observed individuals currently toming and going, apparently livin� at tlm property, I have also observed <br />individuals using the garage in a manner consistent with livin� there. <br />In closing the property is currently in violation ol several codes and has been posted Unlawful. The property owner <br />has failed to respond to the life safety concerns in a timely manner.
