� <br />INFORMATION FOR DEVELOPER: <br />1. Detailed drawinqs in accordance with City Design and Construction <br />Standards shall be submitted to the Public Works Department <br />showing site parking layout, landscaping, utilities, storm drain- <br />aqe, temporary construction erosion control, and all required <br />improvements in the public riqht-of-way. Public Works <br />Department approval of �hese drawinqs is required prior to any <br />permits beinq issued. All improvements shall be completed, <br />approved, and warranted before the Occupancy Permit is issued. <br />2. City streets and alleys are to be kept clear of dirt and debris <br />at all timea durinq construction. Dust suppression and street <br />cleaninq must occur as directed by the Public Works inspector. <br />3. Performance quarantees are required for the alley and sidewalk <br />improvements. <br />4. Permits must be obtained for all fill removed from the site and <br />placed within the City limits. It takes about 35 days (a SEPA <br />review) to obtain permits for any specific site. <br />5. A one-year quarantee is required on the public street, utility <br />and site �nndscaping for an amount not leas than lOt of the cost <br />of construction and shall run for one year from the date of <br />issuance of the first Occupancy Permit for the project. <br />6. The Buildinq Department has the following comments: <br />a. Type v- i Hour construction is requized. <br />n. Two exits are required from a l living floors. <br />c. Fire alarm system is required. <br />d. Occupancy separation is required between parking level and <br />livinq levels. <br />7. The Police Department has the following security recommendations: <br />a. If there is a common entrance to the building, it should be <br />kept locked, with an intercom and electronic access for <br />acceptable visi�ors. <br />b. It is best to have an interior hallway to the access doors of <br />apartments and a security door to each apartment entrance <br />with a maqnetic lock and 2-way intercom. <br />c. Ground floor sliding glass doors should have CharliP Bars <br />installed for optimum security. <br />d. The perimeter doors should be solid core with 190 degree to <br />220 degree wide anqle viewers and single cylinder deadk�olts <br />with 1" throw and at lesst 3" screws securing striker <br />plate. <br />
