If 83Z of the <br />area is to be covered, what is left for a play area? A[ this time, in the <br />four 2-bedroom units that will be displaced, there seems to be 5 or 6 <br />children plus two dcgs. Surely, caith ten 2-bedroom units there vill be <br />many childrv_n with nowhere to play, except in ehe street. <br />This is just one of the concerns we have about this project. <br />S.E.P.A. 6152-88 <br />No. 1 Chapter 19-22 R-5 Core Area b .dential Zone sr.ates--19-22.50 <br />?tinimum lot size and vidth: <br />No lot ehall contain less than five ehousand square feet in area nor <br />less [han fifty feet in vidth. (Ord. 74�-80 (part), 1980: prior <br />code/15.04.112(D).) <br />The lota on this project are 25 feet wide and only 3000 squate feet in <br />area. A 28-unit apartment on this 12,OQ0 square feet would surely have a <br />very adverae impac[ �n the neighborhood. <br />If the H.I.S. is to be the basis for ju3ging this project, it would <br />seem right to revie�� several of the items: <br />A. Background <br />11. Give a brief., complete description of your proposal, including <br />the propoeed uaes ar.d the size of the project and site. <br />Ten tc+o-bedroor. units could mean 20 more aucomobilea in r.he area, <br />since most people have two cars. <br />Eighteen one-bedroom units could also mean as many as 26 automobiles. <br />The parking on Grand at this time is almost impossible. If you move <br />your car and come back, you will not find a place to park. A few years <br />ago when the tri-plex was approved across the street at 2506 Grand, there <br />vas [o be parking for six cars in the back. So far, it is used very <br />little except to store a boat and an old car; [he tenants park on ehe <br />screet. There is also a nice covered parking area a: 2522 Grand, but none <br />of ehe tenants vse the alley parking. In fact, there is so little parking <br />in ttis block that people park in the 2400 block on Grand. Therefore, the <br />parking is high on the list, and adding 46 more automobiles aould have a <br />very adverse effect on this neighborhood. Ge own three houses on chis <br />block.
