Kb <br />N JTICF OF DECISION <br />PLANNING DIRECTOR DECISION <br />Comprehensive Sign Design Plan <br />Revll11-006 <br />1.2011 <br />Proposal: The City of Everett Department of Planning and Community Development received a <br />request from Sno-Isle Co-op for a comprehensive sign design approval for the installation of four new <br />projecting signs, two of which would replace existing signs. All existing owning signage would remain. <br />Applicant: Sno-Isle Co-op <br />2804 Grand Avenue <br />Everett, WA 98201 <br />Authority: Chapter 19.36.210.A of the Everett Municipal City of Everett Zoning Ordinance provides <br />for the Planning Director, using Review Process 11, to consider requests for comprehensive sign design <br />plan permits; subject to the applicant demonstrating that the criteria listed in subsection 36.210.A have <br />been met. <br />Location: 2904 brand Avenue <br />Zoning: B-3. Central Business District <br />General Plan: 3.1, Central Business District <br />Sign Restrictions: B-3 zoned property is regulated by Sign Category C iv the City of Everett 70ning <br />Code with additional requirements in the B-3 Regulations Chapter of the Zoning Code. <br />Related Decisions: None <br />Findings and Conclusions: <br />The following findings and conclusions are based on the criteria established In Subsection 36.210.A <br />of the City's Zoning Code— Comprehensive Design Plan permits: <br />1. Whether the proposal manifests exceptional visual harmony between the sign, buildings and <br />other components of the subject property through the use of a consistent design theme. <br />Findings: The Applicant proposes to replace an existing sign on the west side of the building with a <br />projecting sign for the Food Co-op and Mekong Grocery approximately 10 square -fat in area made <br />of rusticated metal with aluminum trim and lettering. There is an existing awning sign for Mekong <br />approximately 6.25 square feet in area that is proposed to be retained. B-3 signage standards allow <br />one wall sign or one projecting sign per busines per fapade. Awning Figns are considered wall signs. <br />Wall signs are allowed to be 32 square -feet or 15 percent of the area of the fapade up to 60 square - <br />feet. Projecting signs are allowed to be up to 24 square feet. The awning sign and projecting sign <br />combined would he approximately 16.25 square -feet.
