The Applicant proposes to replace au existing six square-fiaol projecting sign on the <br />westerly portion of the north facade of the building with an eight square -foot projecting sign of <br />similar design of rusticated metal with aluminum trim and lettering. The two remaining proposed <br />new projecting signs, similar in design of rusticated metal with aluminum trim and lettering, would <br />be for the Food Co-op and are approximately 10 square -feet in area each; located on the easterly <br />portion of the north fagade and the northerly portion of the cast fagade. Thee is no signage for the <br />co-op on the north fagade. There is an existing awning sign on the cast fagade for Sno-Isle Co-np <br />approximately 8 square -feet in area that is proposed to be retained. 'Ile awning sign and projecting <br />sign combined would be approximately 18 square -feet. 'there are existing awning signs for Sisters <br />Restaurant and Sound Holistic Health Clinic on the cast thgadc approximately 7.7 square -feet and 5.3 <br />square -feet in area respectively that arc proposed to be retained. <br />Conclusion: The proposed comprehensive sign design plan has a consistent design theme and <br />manifests harmony with the buildings and property. <br />2. Whether the sign or signs promote the planned land use in the area of the subject properly and <br />enhance the aesthetics of the surrounding area. <br />Findings: The subject property is proposing new signage on site to modernize and give a new <br />updated look that will compliment the building and existing signage. The rustic appearance and <br />unobtrusive design of the signs will help promote and enhance the aesthetics already in place on the <br />property and in the surrounding area. <br />The proposed sign design plan promotes the planned use by facilitating modern identification of the <br />facility in a functional and attractive manner. The proposed signs are approximately 55 percent under <br />the total area allowed per code. The aesthetics of the surrounding area will be improved by adding <br />more individualistic, pedestrian oriented signage. <br />Conclusion: The proposed sign promotes updated identification of the facility, and will enhance the <br />aesthetics of the building and the surrounding area. <br />3. Whether the signs and their placement obstruct or interfere with any other signs or property in <br />the area or cbstruct natural scenic views. <br />Findings: The ht.iposed sign design will be to replace two existing signs with new signs similar in <br />square -rootage and to add two new additional signs of similar design. The signs will not extend <br />above t',te roof line and the locations will not impact or interfere with scenic views or existing <br />signage. <br />Conclusion: The proposed signs will not obstruct or interfere with other signs or natural views. <br />4. Whether the proposed plan is aesthetically superior to what could he installed under existing <br />criteria in this section. <br />Findings: 13-3 signage regulations limits each business to one wall sign for each fagade, limits wall <br />signage to a maximum 15 percent of the fagade e:ot to exceed 60 square -feel, and limits projecting <br />signs to 24 square -feet.
