From the front of the <br />house toward the rear (eastward), the ground slopes down moderately <br />alonq the length of the house, then steeply to an alley way. The <br />proposed garage, a one-story double garage measuring 30 feet by 40 <br />feet in plan dimensions, is to be located in the steeply-sloped <br />area between the existing house and the alley, as shown on Plate 2 <br />- Site Plan, and is to be accessed by the alley way. We understand <br />that the garage walls will be designed to support the excavation <br />and stairs will be provided on the back (west) wall of the qarage <br />to get access to the house. <br />The area where the proposed garage is to be located had already <br />been excavated before our first visit to the site on August 8, <br />1991. The excavated area was bordered by a U-shaped, near vertical <br />cut. The cut rose from the alley level westward to a maximum of <br />about 12 feet along the west bank.
