That there have been exceptional or extraordinary eircumstances or <br />aonditions applying to the subject property or as to the intendad uae <br />thereof that do not apply generally to other properties in the same <br />vioinity or zone. <br />FindlnBs City zoning code defines "Gross Floor Area Ratio" as the <br />aum of all the floora of a building divided by the lot area. The <br />City feels a more reasonable way to limit lot coverage xould be to <br />aonaider the footprint of the building as the baeis for figuring <br />groea floor area ratio ainae thare ia already a height limitatlon <br />that Qontrole the n�ber of floor�. In the past, the grosa floor <br />area ratio has not been uniformly enforced; however, the City feels <br />Lhat rather than diaregarding the oode it is more appropriate to <br />conaider applioationa for varianee on an individual basis until the <br />zoning aode la ohanged. <br />The exiating qarage xill be demolished and the addition xill provide <br />a new garage with living spaoe above. The aatual footprint of the <br />struotura xill cover only 2�} of the 6�500 aq. Pt. lot. <br />Conolueiont The varianoe as propoeed by the Appliaant appears to be <br />a reaaonable raqueat. <br />2. That auoh varianae is neaesaary for tha preservation and enjoyment of <br />a aubetsntial property right of the appellant poesessed by the ownare <br />of other proparties in the same vicinity or zone. <br />FindinBt The Board of Adjuatment has granted other requeste for <br />varianoe Prom grosa floor area ratio and the City xill continue to <br />reoomend doiag ao until the zoning code is changed. <br />
