The excaptional circumstances that apply to this property is that <br />it's located across the street from an R-1 zone rthere the lota are <br />much larger and so allorr larger homes without exceeding the grosa <br />floor area ratio. <br />Conelusion: The varianee as proposed by the Applicant appears to De <br />a reasonable request. <br />2. That such variance is necessary for the preservation and enjoyment of <br />a substantial property right of the appellant possesaed by the o►mers <br />of other properties in the same vicinity or zcne. <br />Findings The Board of Adjustment has granted other requests for <br />variance from grosa floor area ratio and the City will oontinue to <br />recommend daing so until the zoning code is ehanged. <br />There are other properties in the same vicinity that appear to axaeed <br />groas floor area ratio, and the Board gra�ted a varianQe for grosa <br />floor area ratio of .45 to 901 Grand in July 1986, <br />Conolusion: The variance Would allow a propurLy right posseseed by <br />other oxnera. <br />3. That the authorization of such variance will not be materially <br />detrimental to the publie welfare or injurious to property in the <br />vioinity or zone in xhieh the property is located. <br />Finding: The existing struature is one-story and the addition is on <br />an interior part of the lot and not visible from the street so it <br />doea not appear that there would be any adverse affeat on other <br />property. <br />Conclusion: This variance would not be injurious to other property <br />in the vicinity and zone. <br />4. That the granting of such varianae rrill not adversely affeot the <br />Comprehensive General Plan. <br />Finding: The Comprehensive Plan desig�ated is aingle family <br />reaidential. <br />Conclusions The requested varianee does not confliat xith the <br />polioiea of the Comprehensive Plan. <br />R@COl4QsNDATION: <br />APPROVB the varianoe as requested by applinant xith the folloxing nondition. <br />1.
