After <br />construetion gross floor area ratio will be .41 instead of the <br />current .34 rrhich is already in excess of the .35 allowed by City <br />Code. <br />on the following deseribed property: <br />Lot <br />aommonly Imoxn as: 927 Crand Ave. <br />1'tie Board of Adjustment, following a publie hearing on said applicatio�t held <br />on p uaL 4, 1986 and further having reviewed all testimony, make� the <br />follcxing Findings, Conolusions and Order: <br />FINDINGS pND CONGLUSIONS: <br />t. In the past, the gro�a floor <br />area ratio has not been uniformly enforeedi however, the City feel� <br />that rather than diaregarding the oode it ie more appropriate to <br />ooneider applioationa for varianae on an individual basis until the <br />zoning Qode ia ahanged. <br />The lot size ie 50� x 130�, Qontaining 6500 square feet of lot area. <br />The exieting struoture has been added onto several timee ainoe the <br />original Qonatruotion in the 1g20�s. It now aontaine 2,142 square <br />feeb of floor �pace plua a 412 square foot deteahed garage whioh <br />givee a grosa floor area ratio of .392• The 81 square foot addition <br />will inoreaae the gro�e floor area ratio to .405. <br />The exoeptional aireumstanoes that apply to this proparty ia that <br />it�a looated aor�ss the atreet frco an R-1 zone where the lota are <br />nuoh larger and so allox larger homee xithout e�eeding the groaa <br />fioor area ratio. <br />�onoluaion: The varianoe as propoeed by Ehe Applioant appeara to De <br />a reaeonaDle reque�t. <br />2.
