That there have been exceptional or extraordinary circumstances or <br />conditions applying to the subject property or as to the intended use <br />thereof that do not apply generally to other properties in the same <br />vicinity or zone. <br />Finding: The Applicant wishes to construct a carport in what is <br />technically the front yard of an existing single family residence. <br />The front of the house orients towards Greely which is technically <br />the side yard. Both Greely street and Bailey Street have 80 feet of <br />right-of-way with only a two-lane improvement so there is a great <br />deal o`, unused right-of-way. <br />In addition, there is an approximately two to three foot drop in <br />topography from Bailey Street to the level of the technical front <br />yard of this lot. This area has been bulkheaded and the unused <br />right-of-way has been extensively landscaped by the Applicant in <br />anticipation of constructing a carport in the area. There are no <br />plans in the foreseeable future to improve Greely beyond what it is <br />currently. <br />Conclusion: There are exceptional circumstances applying to this <br />property. <br />
