These comments <br />address building issues only, additional revisions or additions may be required by other departments <br />(such as Utilities, Planning or Fire). All references refer to the 1997 Uniform Building Code, as <br />amended by the State of Washington and/or Washington State Energy Code 1997 Edition, unless <br />stated otherwise. <br />In order for the processing of your application to continue, it will be necessary to <br />trovide the Building Division with two complete new sets of drawings reflecting <br />he corrections requested. <br />Provide beam size, species and grade for at headers in existing garage, capable of supporting <br />a floor load, a wall and a roof. <br />2. 4x6 #2 BM at upstairs window appears to be overstressed. Provide new beam size, species <br />and grade. <br />3. Specify depth and joist series of all engineered wood floor joists. <br />4. Provide depth and series of all engineered wood beams. <br />5. The front wall of the existing garage does not meet the prescriptive requirements for lateral <br />bracing. Provide lateral analysis prepared by a licensed Washington State structural engineer <br />for wind and seismic loading. <br />6. Provide minimum 50 cfm fan in toilet room and in bathroom. Vent fans to the exterior. <br />7. Provide smoke detectors in all sleeping rooms and in the corridor or area giving access to <br />each separate sleeping area.
